Pet & Animal Policies

A welcoming and safe environment is paramount to all of our residents. To help ensure ALL of our residents understand our No Pet, Pet and Animal related policies, we require EVERYONE to complete a third-party screening and review process. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. Please find the category below that best describes you to get started

  • No Pets or Animals

    This is a required application process for anyone that does NOT own a pet or animal. There is no cost ($) to you for completing the application process

  • Household Pets

    This is a required application process for anyone that owns a household pet. This includes dogs and cats and does include pets that live in cages such as birds, hamsters, rabbits, snakes or fish tanks (because of the contained water) so please ask your housing provider for clarification regarding these types of pets

  • Assistance Animals

    This is a required review process for anyone with a non-obvious disability and disability-related need for an assistance animal. This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0) to you to submit an accommodation request. Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request

Pet & Animal Policy

Many of our homes are pet friendly and will accept a maximum of 2 pets. If you apply for a home and wish to have a pet, you will need to complete an online pet profile and pay a non-refundable pet application fee of $20 for the 1st pet and $15 for the 2nd pet. If your pet is approved you will need to pay a non-refundable lease administration fee of $500 plus a monthly lease administration fee of $15 for one pet or $30 per month for two pets. Grace Management does accept assistant animals per state and federal guidelines. If you have an assistance animal, you will need to complete an online animal profile. There is no application fee for this process. Please contact our office with any questions. Unfortunately our insurance company will not allow the following dog breeds, even in our pet friendly homes: 

Full breed or mixed breeds of:

1. Akita

2. Alaskan Malamute

3. Doberman Pinscher

4. German Shepherd

5. Pit Bull

6. Presa Canario

7. Rottweiler

8. Shar-pei

9. Stafford Terrier

10. Wolf/Dog hybrids

11. Any dog known to have vicious tendencies or known to have previously bitten someone is not permitted.

12. Any dog or cat under the age of one year is not allowed.

13. Ferrets are not allowed.

14. All pet reptiles, amphibians, rodents and birds must be caged.

Dog breeds other than those listed above and cats are considered on a case-by-case basis.

In the case of questions, the Landlord will make the final determination as to the breed or classification of any animal.
